We facilitate the selection process and review all professional service agreements.

Concurrent with design development, we begin the builder selection process. We identify and pre-qualify builders from our trusted network, solicit competitive bids based on your construction documents, and conduct a thorough analysis of each proposal. We negotiate contract terms and help you make a confident, informed selection.

Active Advocacy & Monitoring

This is where our value is most tangible. We attend key project milestones on your behalf, review progress reports, and maintain direct communication with your licensed GC. We review draw requests, scrutinize change orders, and track schedule adherence — so your interests are protected at every stage.

What to Expect When Working with Us

When should I engage Parker Luxury Homes?

Ideally, as early as possible — even before you've selected an architect or chosen a lot. The earlier we're involved, the more value we can provide in shaping your project for success.

How does your fee structure work?

We source and vet the right licensed general contractor for your project, then present you with a single all-in price. You engage the GC directly — we are not a party to the construction contract. Our fee is separate and transparent, and our interests are fully aligned with delivering the best possible value for you.

Do you work with any builder?

We can work with any builder you choose, but we also maintain a network of vetted Tampa Bay builders we trust. We'll always give you our honest assessment of any builder you're considering.

What if I already have an architect?

No problem. We work alongside your existing design team and integrate seamlessly into your project. Our role is complementary to — not competitive with — your architect and designer.

Do you handle remodeling projects?

No. We focus exclusively on new custom home construction. This specialization allows us to deliver deeper expertise and stronger results for our clients.

How much time will this take from me?
